Letter to Owners – Open Fires

Dear Unit Owners,
Farmers Insurance conducted an on-site visit 3/1/25 and this was the inquiry submitted to the Board for response.
“Fire Prevention – Barbecue Grill Policy- Fire Pits – Open Flames (Status: Open)
2025-03-01: Implement and enforce a written policy that prohibits the use of any type of open- flame grill, barbecue cooking device, heating device or fire pit on balconies or elevated walkways. This policy should also prohibit the use of such devices under any overhanging (covered) portion of the structure or within ten feet of a structure. Electric grills are an acceptable alternative. If grills are permitted in the common areas of the property, they should be kept at least ten feet away from buildings and combustible materials, including trees and brush. Enforcement of this policy can help to reduce the exposure to a fire loss.”

Waterwood Townhomes responded to the inquiry.
In accordance with our Rules and Regulations:
“4.7 Barbecue grills or any other exterior cooking appliance, may only be used at a distance of 18 feet away from any structure; this is a city ordinance. Make sure all charcoal is extinguished.

As the Board of the Waterwood Townhomes and Condos, we will notify each unit owner via email about the rules regarding Fire Prevention, specifically the Barbecue Grill Policy, Fire Pits, and Open Flames. We will also include this information on our quarterly email blast. Our management company, Equity Real Estate Management Company, conducts weekly inspections of the property to monitor compliance with all rules. If we identify any unit owner who is not in compliance, we will follow up with an email to notify them.

Currently, we have not observed any Fire Pits or Grills in front of any unit. However, if we do encounter such items in the future, we will send a notice to the respective unit owner.
